Services we can offer Here at KEW we can offer a service to suite each individual landlord, whether you are looking for a Fully Managed Service or require help finding a tenant we have the service to suite you. You will find the following services cover most areas that landlords would like an agent to deal with. If nothing is matching your specific requirements than give us a call to discuss your requirements and concerns. Tenant Find Service - We will market the property on your behalf in the local paper, on the website, through the property list and with a board (where applicable). We will do the viewings on your behalf and negotiate any requirements that you or the prospective tenants may request for the tenancy. Once prospective tenants have been found and ALL parties are happy with the negotiations we will reference the tenants, once a final report has been received we will forward this to you along with the contact details of your tenants. Let Only Service – As in the above plus once we receive your final instructions KEW will provide an Inventory of the property and an Assured Shorthold Tenancy Agreement (included in our costs), We also notify the tenant that the property is not managed and that they must contact the Landlord direct in regard to repairs and that you as the Landlord will be holding the tenants deposit for the length of the tenancy. We will ask the tenant to complete a standing order on behalf of the landlord and forward to the bank for future rental payments to be made direct to the landlord. Meter readings are taken and forwarded to the relevant utility companies (once you have notified us of them). The tenants are given contact details for yourself and once we have moved them into the property they will deal with you on a day to day basis. Please note that we take the time to meet the tenants at the property to carry out a move in on your behalf and address most questions at this time in regard to the property. Rent Collection Service - As in the above except we can arrange for the tenant to pay KEW the monthly rental direct allowing KEW to take control should the tenants forfeit on the rental payment at any time KEW will send ALL relevant documentation to the tenants on behalf of the Landlord requesting payment (specific guide lines are laid down in the law which must be followed) keeping the Landlord informed of the arrears and that payment will not be made. We will continue to monitor arrears and service notice on the tenants to vacate should the landlord request this. The Landlord must seek independent legal advice at this time. Fully Managed Service – We endeavor to take ALL the hassle out of being a landlord with this service. We will carry out the above and visit the property within a month of the tenants moving in and then every quarter. Once a member of staff has visited the property a full report will be sent to the landlord with our findings. The tenants will contact the office should they require any repairs of have any difficulty throughout the tenancy. Once the tenants wish to leave they will then contact KEW direct whereupon we will inform the landlord immediately and proceed to remarket the property. We will arrange to meet the tenants at the property to carry out a move out report on behalf of the landlord and forward a report to you upon completion detailing any works that are to be carried out either by the landlord or from the tenant’s deposit. We will arrange any works that are required to bring the property back to the condition prior to being handed over to the tenants. Check Out Inspections & Reports – These can be arranged should landlords who do not have a full managed service require assistance. Property Inspection & Reports - These can be arranged should the Landlord feel they may be a problem that needs addressing or the landlord is away from the UK for any length of time during the tenancy. Inventory Reports – If you are not sure on how to carry out an inventory on your property KEW strongly recommends that you invest in a professional to carry out this service. The cost of carrying out this service is minimum compared to the cost you may incur through the courts if you have a problem when the tenants vacate.
